Reserve & pay
Book direct through our secure platform. Payment secures the property for the full term booked — the unit is taken off the market and reserved exclusively for you.
Guest documents
Upload Emirates ID or passport for every occupant, including infants. DTCM requires each guest to be registered before check-in — no exceptions.
Vetting & damage waiver
We run identity vetting and apply a non-refundable damage waiver of USD 35 per booking. This replaces a cash security deposit and covers accidental minor damage during your stay.
Rental agreement
You sign a short digital rental agreement covering the booking dates, house rules, DTCM compliance and the damage waiver. Signed before keys are released.
Check-in & stay
Keyless smart-lock access on arrival, welcome pack in the apartment, and 24/7 in-city support throughout your stay. Housekeeping, linen refresh and maintenance are all handled by our team.
Your booking, secured
Paid for the term, blocked for the term.
When your payment is received the property is immediately taken off every listing channel — Airbnb, Booking.com, VRBO and our direct sites — and blocked in our operations calendar.
The unit is yours for the entire booking term you have paid for. No overlapping guests, no early-exit re-listings, and no changes without your written agreement.
DTCM Requirements
What we need before check-in.
Dubai's Department of Economy and Tourism (DTCM) regulates every licensed holiday home in the emirate. Guest registration is mandatory — we cannot release keys until documents for every occupant are on file.
Emirates ID or passport
A clear scan or photo of the Emirates ID (residents) or passport (visitors) is required for every guest staying at the property.
All guests, including infants
DTCM regulations require every occupant to be registered — adults, children and infants. Please have documents ready for all travellers in your party.
Lead guest details
The booking holder provides contact number, home address and, where relevant, UAE visa or entry stamp. This is a DTCM requirement, not a preference.
Guest vetting
Every guest verified.
Identity documents are verified, cross-checked against international watchlists and matched to the booking record. It keeps the building safe, keeps neighbours happy and keeps the DTCM permit in good standing.
Damage waiver · USD 35
Non-refundable damage waiver.
A flat USD 35 non-refundable damage waiver is added to every booking. It replaces a cash security deposit and covers accidental minor damage during your stay. Wilful damage or missing items are chargeable separately.

What does the USD 35 damage waiver cover?
The non-refundable damage waiver covers accidental minor damage during your stay in place of a cash security deposit. Wilful damage, missing items or losses beyond the waiver are chargeable separately.
Do I still need to pay a security deposit?
The damage waiver replaces the traditional security deposit for most bookings. For longer stays or higher-value properties an additional refundable deposit may apply — this will always be stated on the booking before you pay.
