For some Dubai property owners, a standard long-term Ejari tenancy is not always the best option.
If you may want to sell the property, use it yourself, keep it available for family visits, or avoid locking the home into a full 12-month tenancy, a managed monthly rental can offer a more flexible route.
Monthly rentals are generally managed under Dubai's DET/DTCM holiday home rules and regulations, where the property remains registered as a holiday home and guests are booked, verified and notified in line with the required process.
An Ejari tenancy can be issued for a few monthly rentals (i.e. 2–6 month short-stay rentals), but owners should understand the difference. Once an Ejari contract is in place, the occupier has tenant rights under Dubai tenancy law. This can affect access, vacant possession, sale plans, personal use and notice requirements.
For owners who are considering selling, relocating back to Dubai, or keeping the property available for self-use, a monthly furnished rental model may provide more flexibility than a traditional Ejari lease.

How are 2–6 month stays licensed?
Monthly stays are generally managed under Dubai's DET/DTCM holiday home rules, with the property registered as a licensed holiday home. Guests are booked, ID-verified and notified to the building in line with the required process. Where a longer fixed term is preferred, an Ejari tenancy contract can be issued instead — we'll advise which route suits the property and your plans.
Do monthly guests get tenant rights under Dubai tenancy law?
No — guests booked under the DET/DTCM holiday home framework are staying as guests, not as tenants under an Ejari lease. That means no automatic renewal rights, no rent-cap disputes and no tenancy-court process to end the stay. If an Ejari contract is issued instead, standard Dubai tenancy law applies and the occupier does gain tenant rights.
Can I still use the property myself or block dates?
Yes. Between stays you can block owner dates, use the home yourself, host family or take it off the calendar entirely. Existing confirmed bookings must be honoured, but the property never sits under an open-ended annual tenancy.
What if I decide to sell the property?
Because the property isn't tied into a 12-month Ejari lease, you keep flexibility to list it for sale, arrange viewings between stays and hand over with vacant possession once existing bookings complete.
