Short-term rental in Dubai is regulated by the Department of Economy and Tourism (DTCM). Compliance, furnishing standards and ongoing property upkeep are the owner's responsibility. We coordinate everything on your behalf and bill third-party costs at cost with full transparency in your monthly statement.

DTCM permit

Annual holiday-home permit and per-listing registration with the Department of Economy and Tourism.

Furnishing to DTCM standard

Fully-furnished, guest-ready set-up: quality furniture, hotel-grade linen, kitchenware, appliances and consumables to meet DTCM inspection requirements.

Owner's property insurance

Building and contents insurance remain with the owner. Guest-related damages are covered separately by our insurance-backed damage waiver.

AC servicing

Regular AC servicing, coil cleans and filter changes to keep units running reliably through Dubai summers.

Regular maintenance

Plumbing, electrical, appliance repairs and general wear-and-tear items — coordinated with vetted contractors and approved before works begin.

Utilities & service charges

DEWA, chiller, internet and community service charges remain in the owner's name and are paid by the owner.
