Licensing & Compliance

Yes. In Dubai, any property rented for a short stay must be registered with the Department of Economy and Tourism (DTCM) and hold a valid holiday-home permit. At DVH Holiday Homes, we handle the DTCM registration, building registration and compliance set-up as part of our onboarding process, so owners are not left to navigate the paperwork alone.

Payments

Our management fees are set out on our fees & services page. They are also confirmed in the property management agreement and discussed with the owner before onboarding.

Utilities

Utility accounts usually remain in the owner's name. We collect all utility details during onboarding — DEWA, internet provider, AC/chiller provider, gas provider where applicable, and service charge accounts — and monitor them to confirm payments are up to date. This protects the property from disconnection, whether the owner pays directly or the costs are managed through us.

Vetting

Every guest is fully vetted before arrival. We verify identity, collect passport or ID copies for DTCM registration, and confirm booking details. Unlike a long-term tenancy, where a landlord may meet a tenant only once, our short-stay guests arrive pre-verified and their stays are backed by substantial protection cover, giving owners greater certainty.

Maintenance

We coordinate preventive maintenance through trusted contractors — including AC servicing, plumbing checks and appliance inspections — based on the manufacturer's schedule and the property's needs. We do not perform electrical checks or water-heater inspections ourselves, but we record when these were last carried out and flag anything that needs attention.

Inspections

The property is professionally cleaned, linens and towels are laundered, and a full inspection is carried out after every stay. We also perform periodic checks during longer gaps and before high-season arrivals to ensure the property is always presented to hotel standards.

Strategy

Short-term rentals are typically booked nightly or weekly for holiday stays and require full DTCM licensing, hotel-standard turnover, cleaning and guest services. Monthly rentals are furnished stays of around one month or more, often suited to relocating professionals or families. We offer both services and advise owners on the best strategy for their property and income goals.
